1. Nature of Business & Dealership Operations

Patriot Homes acts exclusively as a licensed retail dealer of brand-new manufactured homes.

Final specifications are binding only upon execution of a formal Manufacturer Purchase Agreement and factory engineering confirmation.
  • Pricing Matrix: In alignment with our corporate ethos ("Why pay more?"), we seek to secure competitive base pricing. Advertised base pricing excludes variable logistical costs, including but not limited to factory-to-site freight, state sales tax, local transport permitting, multi-section close-up, crane or transport logistical surges, foundation engineering, and utility hookups.

By submitting an inquiry, calling (888) 765-1776, or initiating a custom layout request, you interface with our interactive communication structure and provide explicit consent to receive SMS notifications from Patriot Homes for:

  • Procurement Logistics: Factory release indicators, delivery scheduling updates, and transport convoy tracking.
  • Administrative Tracking: Custom configuration sign-offs, title processing alerts, and state housing inspection reminders.
  • Financial Milestone Prompts: Delivery of pricing invoices, financing stipulations, and purchase order tracking.

3. Third-Party Contracting & Site Prep Disclaimers

Patriot Homes is a retail housing dealer and is not a general general-contracting entity, civil engineer, or site excavator.

  • Site Readiness: The purchaser retains sole liability for ensuring the final installation site complies with all local zoning ordinances, setback mandates, soil compaction specifications, and municipal utility infrastructure connections.
  • Installation Workmanship: Any site work, structural skirting, foundation setting, or localized hookup support executed by independent regional contractors is subject to distinct warranties between the purchaser and those independent trades. Patriot Homes disclaims liability for local site-prep failures.

4. Delivery Timelines & Regional Material Variables

While we strive for a smooth delivery experience, Patriot Homes is structurally exempt from liability regarding timeline adjustments stemming from:

  • Factory manufacturing backlog or regional component shortages experienced by our manufacturing partners.
  • Department of Transportation (DOT) routing restrictions, high-wind travel delays, or corridor escort shortages across CA, AZ, NV, or ID.
  • Delays in local municipal building department permit approvals or zoning variances.

5. Limitation of Liability

To the extent permitted under the state laws of California, Arizona, Nevada, and Idaho, our absolute corporate liability is limited to the retail commission value received by Patriot Homes for the specific housing unit. We are not liable for secondary consequential damages or auxiliary site development costs.
